Greens Arms Road, Turton, Bolton
CLOUGH HOUSE FARM Clough House Farm is a symmetrical late Georgian 'ferme ornee' and without coincidence is almost identical to Turton Old School House further down the hillside in Chapeltown. The design is know as Jacobean Revival and whilst it is not known for certain it is presumed to be a gentleman's residence built for James Kay, formerly of Turton Tower, for one of his sons. Not surprisingly, the main farmhouse and barns are Grade II listed buildings of historical interest.
Over nearly 200 years additions have been made to the development with a milking parlour and storage silos which are now derelict.
With our clients co-operation we brought in a well respected architect, Ray Makin, of Atelier Architects from Manchester who are specialists in period properties. Ray after his visit said 'What a fascinating collection of buildings'. Ray engaged with the planning and conservation officer for Growth Lancashire who are enthusiastic about supporting a thoughtful, well considered scheme.
The vision, following site meetings with the appropriate parties, is to convert the farmhouse to 2 / 3 dwellings, the barn for a single spectacular residence with stunning views, probable reconstruction of the milking parlour and octagonal silo in a pastiche of the 1950's model farm concept along with construction of 3 new homes that fit into the concept of creating a hamlet project. (Please note there has been previous approval for conversion of the milking parlour and silo structures into a large domicile in 2002/2003).
It is an ambitious but exciting project and there is much to be done with topographical and measured surveys to be carried out along with an historical study to determine the sensibilities of working with the period buildings.
The site is in the heart of a beauty spot and in an area where high net worth sales are achieved. We have the willing co-operation of clients that will allow for options to purchase to be agreed whilst, understandably, we are keen to engage with developers who are sympathetic to the aspirations of the planning and heritage representatives
Please note the site will include approximately 4 acres of land but the intention is for the family to retain an additional 36 acres for grazing.
