Viewings are essential to ensuring a sale on any property. After all, how can anyone decide if a property is for them if they don’t see it? However, you have a much better chance of your property selling if you put efforts into your presentation. This week, we shall discuss how to stage your home for viewings, with tips on quick fixes, how you present certain features and more.
Distance yourself
As the seller, you need to take a step back and think about how an outsider would view it. This can be difficult considering how many personal items surround you, but it can be the biggest hurdle to get over in order to help yourself make a sale. Dial back on clutter, and move excess items into storage. We’re not saying remove everything but choose a select few to ensure the room looks homely without the clutter.
Use plants and natural materials to your advantage
Plants have been linked with improving mental health and wellbeing, as well as creating a calm atmosphere. And if your home is normally a loud environment, they can offer a sense of stability and reduce any feelings of stress.
On top of this, if your home furnishings are made from natural materials such as wooden flooring and tables, plants make such a complementary addition and can really tie a room together. A natural home design can bring positive feelings to your visitors, boosting the chances of them putting in an offer.
Leave your doors open
Make people feel welcome and invite them to wander around your home by leaving the doors open. At the same time, make sure the main selling points of each room can be seen from the doorway, as this will leave quite an impression on your buyers. As for the doors themselves, be sure to repaint or retreat them if necessary and make sure they can open and close without any problems.
Make your bed look inviting
Use your lightest or most neutral bed linen to display in the room, and make sure they’re ironed. Plump up your pillows and cushions and throw a blanket over the end of the bed to create a cosy appearance. You want buyers to see the living potential for your home.
Lighting
Most buyers will likely be drawn towards properties that are bright and airy. A poorly lit environment will not do you any favours, as it will likely be off-putting to your viewers. However, purchasing lamps and mood-boosting LED lights can offer a sense of warmth, comfort and brightness.
Splash of colour
If you feel your furniture is looking slightly dull or out of date, adding accent cushions or comfy throws to jazz up an old sofa can do wonders. A pop of colour can really update a room, even if it is small features!
