Gone are the days where families have the patience to take it in turns to use the bathroom in the morning. Due to this, adding a second bathroom in your home could be just what you need to help boost its value. If you have the space to host a large family, an additional bathroom is something that potential homebuyers might be keeping an eye out for.
What are the costs and benefits?
With so much to consider, it is not surprising that different experts have different answers to the all-important question: how much value does an extra bathroom add to a property? According to a 2017 study by Direct Line Home Insurance, an additional bathroom could increase the property value by an average of £12,000. This study did, of course, consider regional variations, with properties in cheaper areas showing less of a potential profit. However, with the average cost of a new bathroom estimating at £4,500, it’s certainly something to consider.
How many bathrooms per bedroom?
As much as you may prefer one bathroom per bedroom, the home is not a hotel. It’s ideal that once your home has a fourth bedroom, a second bathroom is needed. If this goes ignored, it will likely make the chances of selling the property more difficult.
If you think this may not be enough, there’s nothing wrong with adding one more. Plenty of buyers have been put off buying properties with not enough bathrooms. However, rarely do you see homebuyers turn down a property due to there being too many. Of course, be aware that buyers will also be less keen on bathrooms that need an upgrade.
Do I need an En-suite?
There was once a time where the en-suite felt like a sign of luxury. But these days, particularly at the top end of the market, some buyers see an en-suite as essential for creating personal space. The 2017 Direct Line survey suggested that it could even add an extra 5.1 per cent to the value of an average property.
Bathroom or shower room?
Most people under the age of 35 opt for a quick shower in the morning, as opposed to enjoying their time in the bath. What’s more, space is a huge requirement for many buyers, something a bath will likely invade. Obviously, in larger properties, a mixture of both shower rooms and bathrooms is desirable and practical.
Adding luxury
Never assume that a bathroom should only be designed for practicality. Though it is essential, the bathroom is also a place where people go to unwind and pamper themselves. Therefore, if you do decide to add another bathroom, you should consider what you could do to add an element of luxury!
